New Beginnings!
We are so proud of Adina Morfoot who served our company and our clients and friends in such a fabulous manner through the years.

Adina is pursuing a new career in our local area, and we’re very happy for her.  That being said, we are proud to welcome, Jill Magnuson!

Community Connections


I have been blessed to own a thriving company that is able to give back to this great community in which I live, work, and have raised my 3 boys!

Through my years as a San Diego Police Lieutenant, I received first hand knowledge of how important strong leadership is to a keep a community thriving.  That is why i personally allow 501(c) organizations (such as 4SRLL, 4S Softball, Soccer, Boys & Girls Scouts, teachers|principals, churches, etc.) to utilize The Community Hub® at nights and weekends.  It is vital to me that the people helping to make this community a better place through their volunteerism to have a place to meet that is safe and free to use.

Just recently, we were one of the main sponsors of the Summer Clasico here in 4S Ranch.  This brought over 134 teams from all over California to our area.  Not only did it promote positive youth sports, but also helped our local 92127 economy.  These teams & families ate here, slept here, and shopped at our stores.  This was more than just about sports.  It was a great community event!

We also continue to support the 4S | Del Sur Community Foundation.  As one of the founding members, I saw early on the need for such an organization.   Throughout the last decade, 4SCF has granted more than $266,000 to support nonprofit organizations and built an endowment of nearly $120,000, generating over $380,000 worth of impact in the community.  This has truly been a win/win for our community!

We will continue to do our part to help our community grow, and I hope you continue to support Shay Realtors® as well with your real estate needs.  We truly appreciate your continued support.

I am currently attending the Brian Buffini Convention in downtown San Diego with over 3,600 other attendees.  I am so proud to continue my knowledge and reinforce my philosophy that I teach to my kids–NEVER STOP LEARNING!

The great thing is that I can truly say, I am learning from some of the best in the business!

Never Stop Learning!

I am always preaching to my kids and to my great agents at Shay Realtors® that you should never stop learning! You absolutely can teach an old dog new tricks!!

Last week, I spent the entire week getting my certification as an International Property Specialist.  With the amount of international buyers that we have in our current market, this is a great designation that I bring to the table for my clients.

This week, my New Business Development Manager and I are in San Francisco at the Inman Connect Conference.  Inman Connect is a week-long event bringing together more than 4,000 top-producing agents and brokers, CEOs of leading real estate franchises, MLS and association leaders, tech entrepreneurs and marketing executives, to network, make deals and explore the newest technology. It’s where the industry comes to learn about, embrace and leverage the change that surrounds real estate.

My clients deserve the best so I will always strive to keep educating myself as well as my team so that we are always providing the most innovative trends in real estate.

YOU GET WHAT YOU PAY FOR!

I have potential clients ask me all the time, “Why should I use Shay Realtors over one of the discount brokerages?”

The answer is simple!  It’s your bottom line!

Yes, discount brokerages do typically charge less commission which to many sellers equals what they THINK means extra money in their pocket.  But does it really?

Just last month, we listed an attached home at $699,888.  We put this home in escrow in just 4 days with a sale price of $700,000. Unfortunately, that was not the case for our client’s next door neighbor.

The next door neighbor put her home on the market a few weeks later with one of those discount brokerages.  It was priced similar to ours, with similar updates, but after sitting on the market with no buyers, they were forced to reduce the price $25,000!!!! They finally went pending after a whopping 24 days on the market!!! That’s a lot of money and time wasted by utilizing a discount brokerage instead of Shay Realtors.

Discount brokerages don’t put the time and money into properly marketing your home to get TOP DOLLAR!  At Shay Realtors, we utilize our marketing power within the community as well as technical enhancements to reach the serious buyers. This can bring in multiple offers–which pushes your negotiating power THROUGH THE ROOF.

In the example sale above, we hired a taco truck to pass out free carne asade and chicken tacos at our Open House. We strategically had the taco truck park directly across the street from the home in the local park.  That alone drove up interest in the home.  In fact, the seller who eventually purchased the home wasn’t even in the market to buy, but he got motivated to take a look by all the activity going on.

I am very excited to announce the addition of Concierge Services to Shay Realtors® list of services that we provide to our clients.

When we first opened our Community Hub ®, located across the front of our reception desk, it read Concierge because we always wanted to offer services at a higher level- -that is the best in the business.

When we trade marked Got Hub ™, we replaced Concierge with Got Hub™ but never lost sight of our goal to give the very best in service to our clients.

About $450 million in sales later, we would like to announce that we have hired a Concierge Manager!  She will be our moving, home organizing, and space clearing expert!

Having a Concierge Manager will be an amazing addition to our growing team! We feel very lucky to have this one of a kind service exclusively with Shay Realtors®!

  The Conversation                                                            

I was not surprised when the seller of the home considering which real estate company to use asked me the following question, “Who will be talking to the agents?”

This is an outstanding question that I encourage any seller to ask their professional realtor.  In some team or high performing agents, they will delegate the responsibility of negotiating the sale of the home.

I made it clear that at Shay Realtors™ this responsibility is NEVER delegated.  Every home I sale, I personally speak to each and every agent who submits an offer.  Sometimes, this takes quite some time because we can receive up to 10-12 offers on a home.

Today is a BIG DAY at Shay Realtors®!!!  I have hired some of the best in the business to create a state-of-the-art website for our amazing team!

We have enlisted the help of a high end photographer, booked a fantastic venue, hair and makeup done by KCS Weddings , and it’s all being coordinated by our fantastic marketing executive, Erica, who is the Owner of Sparkling Marketing.  Stay tuned for the final product in a month or so.

In today’s highly competitive residential real estate market, there are frequently multiple buyers for the same property.

Yep, It’s A News Story!

One of the jobs of local reporters is to convey to the public what is happening in our communities.

When Channel 10 asked me what the local housing market was like at the lower price point or entry level, I said it was “crazy!”

They were stunned when I told them that we had over 60 people came through in two hours to view a $400,000 condo that was only a 2 bedroom / 1.5 bath  They came out during our open house the next day to interview myself an my agent, Monica Powell.

As I suspected from the large turnout at our open houses, we received LOTS of offers. Last evening, I wrote approximately 15 counter offers for this great property.

It is common not to counter all the offers you receive, but I feel the agents work hard to present their client’s offer, and we should at least give them a chance to participate in the counters.

Building A Community
This past weekend, Shay Realtors hosted a taco truck at my newest listing in Del Sur.  As I looked around at the potential buyers who there mingling with the neighbors, learning what is great about living in Del Sur, all while enjoying tacos outside on this beautiful San Diego day, it reminded me how much I enjoyed building communities.

Community is not only limited to the people who live in 92127, but also to the people who work and “play” in the area.

The highlight of the open house was not only seeing lots of potential buyers coming through our clients home, but also that several of our friends and clients stop by to visit us.

As you can see on the below photograph with my Senior Agent David Flores and myself, a young lady decide to photo bomb as and stand beside us. How cute is she?

And once again, it hit me as to how much I love this job!  I have dedicated my life to serving the people in this great city of San Diego, and I am excited to continue to do so well into the future!

My fantastic team at Shay Realtors is going to continue to build community, selling lots of homes all while having a great time doing it!

Selling homes looks so easy from an outside perspective.  Developing multiple offers and recommending the right buyer is just two additional ways professional Realtors® earn their commission as well as the trust of their clients.

On paper, some buyers look absolutely terrific. Sometimes there can be a complex series of factors that include the financial capabilities of a client, as well as motivation, cash reserves, and also sometimes most importantly, which Realtor® are they working with.

Yes, The Realtor® on the other side of the transaction is a critical component of the home actually closing. At Shay Realtors, we frequently get our offers accepted due to our great reputation in the real estate community which is a direct reflection of  the outstanding professionalism of our team members.

Technology & Relationships
At Shay Realtors, we are always looking for ways to improve our connections with the community through personal interaction as well as technology.

I stopped by RPM Mortgage this weekend to visit with Sean Stanfield and Chad Baker–two of the top lenders in their field!

My Shay Team has been utilizing BombBomb videos recently as a way to stay in contact with our clients.  This technology has been great at allowing us to have more face to face contact with our clients!

As you can see from the photograph, Sean is the master at BombBomb videos.  He has his office set up with a professional microphone as well as back lighting that even made me look like a rock star!

BombBomb is just one of the many tools we use to promote our listings as well as connecting with clients.  It helps us build synergy through trust and confidence in our company.

It is a little secret that Shawn was actually wearing flip-flops in our videos.  It was the weekend after all!

RELOCATION OF CLIENTS

Just one of the fun and enjoyable aspects of being a licensed Realtor is helping people learn about our amazing city of San Diego and finding them an amazing home that fits their needs!

Last week, we had the opportunity to help a doctor who is relocating to San Diego.  It really does not matter if she ultimately decides to buy or rent, I am happy to make the connection with her, and I will be happy to help her find the perfect home when the time is right for her!

If you like meeting and helping people, this is a fabulous job.  Theresa Whitty, our Client Care Manager, is an integral part of Shay Realtors!  She works tirelessly to ensure our clients have the most current information on what is happening in the ever-changing San Diego market.

At Shay Realtors, we take great care of our clients in a variety of different ways.  One way that is especially important is we work diligently to prevent our clients from becoming victims of cyber-crime.

 
As an alert to everyone who reads this, wire fraud is one of the newest and fastest growing areas of cyber-crime.

There are several things to look for that may alert you to that the wire fund transfer is being requested is a fraud.

  • A push for urgency on the response

  • Suspicious URL

  • Misspellings in body of email

The bottom line is you must stay vigilant and always verify with a phone call prior to sending a wire transfer.

Our preferred lender, Chad Baker of RPM Mortgage, as well as our partners in escrow, are well versed in spotting cyber-crime.

Triton Square almost Sold Out!

It’s pretty interesting looking back on the last 18 to 24 months.

I recall when Triton Square and Avery Point first hit the market. Sales were a little sluggish, but I knew it was going to take off.

With it’s great location, just south of Del Norte High School, in award-winning Poway School District, and a great builder– honestly, it was a no-brainer.

Now they just have a few furnished models left available for sale, and then they are finished.
